Challenge
To redevelop a failed 1980 mall covering three full city blocks on Colorado Boulevard in the heart of Pasadena’s Civic Center.
Vision
Acquire the mall, demolish it, restructure the anchor leases,
renegotiate the existing loan, secure public financing, obtain
entitlements and construct a vibrant new mixed-use “urban
village” consisting of 565,000 SF of entertainment and retail
and 387 loft apartments. In addition to the apartments, Paseo Colorado
includes Macy’s, a gourmet grocery, a 14-plex cinema, 10
restaurants, a fitness center, and dozens of upscale retailers
and gracious open courtyards.
Results
Paseo Colorado became an award winning example of redevelopment
and one of the first of a new generation of urban mixed-use properties
in a project that fits properly in the beloved public buildings
of Pasadena’s Civic Center.
